A major financial institution engaged RR Donnelley to inspect and value a seasoned portfolio containing approximately 500 real estate assets scattered across the US within a 60-day period.

Solution
RR Donnelley worked with the client to develop a site inspection and valuation template to suit their needs. The team scrubbed the client's property list, validated addresses and property contacts and assigned properties to local inspectors. RR Donnelley received, inventoried and posted supporting documentation for approximated 500 properties to its internal Commercial Inspection Management System (CIMS) for use by inspectors and the valuation team. For each property, RR Donnelley's real estate professionals researched the market to determine the appropriate market rent, vacancy and cap rate; identify sales comparables and listings; and develop a projected Net Operating Income statement.

The customer benefited from RR Donnelley's nationwide team of inspectors that bring local knowledge to the property analysis process. The customer was able to gain a projected final estimate of value based on both the Sales and Income Approaches to Value.
